945 Mariner Dr. is a house where the clients wanted two different options; one with a complete demolition of the current structure, and another with a remodeling of the current house. For this phase, we achieved a house that is a new development where the ground floor is completely open to the exterior. The exterior of the house is a beautiful landscaped area with a pool and a view to the canal/ocean.

The exterior, rear façade is where the social and open areas will be held. On the front façade, there will be all service areas located. The house will have 5 bedrooms and 7 bathrooms, including a cabana bathroom and a powder. The social spaces are around 11’-0” while the other spaces are 10’-0, expect bathrooms at 9’-0. The house is located within the lot the closest possible to the front setback and side setback, so as to leave the most space on one of the side setbacks which can give the person visiting a clear view to the ocean. The pool deck will have a gazebo with a second floor for lounging. The house has 6,400 sq.ft. under A/C and 7,500 sq.ft. on gross buildable area. The house also has a roof terrace with an elevator and a bar area to enjoy the waterfront view. Garage and service areas are facing the street in order to have a more private effect to the entry and exterior.
