    1. Pre-Design / Conceptual Design

      At the start of our working relationship, we listen closely to your preferences and work hand in hand with you to provide you with the space of your dreams. Be it a single-home family residence or an office building, we will brainstorm to provide a quality design that will stand out from the rest. We pay attention to aesthetics and layout ideas.

    2. Schematic Design

      Schematic design is the first phase in which we start putting everything into computerized drawings. In this step, we talk with the client to determine the project requirements and goals and provide a clear budget of what is to come. Also, initial research of jurisdictional regulations is completed at this time. Initial cost estimations are also investigated based on total project size and complicity.

    3. Design Development

      Here, design meets mechanics: the layout of air conditioning, the flow of plumbing and electrical, and specific recessed lighting factors. This phase involves finalizing the design and specifying such items as materials, window and door locations, and general structural details. Design development usually yields a more detailed site plan as well as floor plans, elevations, and section drawings with full dimensions.

    4. Construction Documentation

      All of the project specifications, calculations, notes, plans, elevations, schedules, and engineering details are laid out and constantly referenced. These documents inform the Permit Set and ensure codes are followed. Since we are the ones that also work with the construction of the building, you do not need to worry about handing these drawings to someone else or finding another firm to do the general contracting. We take our work and submit it to the city and start demolishing with a demo permit as soon as it comes out.

    5. Construction Administration

      From initial bids through completion, we monitor the work performed by our team. We select vendors during the project with tight communication and regular site observation. We have a lot of references with subcontractors that are known to do work quickly and efficiently.

    In all our work, we offer the five listed services into our design jobs. If additional services are needed, we are also onboard. For our additional services, we offer programming, surveys, landscape design, value analysis, architectural interior design, historic preservation, among others.
